Weitzman leasing retail at major Austin MXU project

AUSTIN, Texas— Weitzman has been selected as the exclusive leasing agent for the planned retail space in The Row, a major mixed-use development located at the southwest corner of State Highways 71 and 130 that is designed to create a dynamic gathering place with retail, restaurant and entertainment options designed to serve the growing Southeast Austin trade area.

Nick Naumann, director of brokerage in Austin for Weitzman, and David Ruwwe, Weitzman assistant vice president, are directing retail leasing at The Row. The developer for the project is Presidium.

The Row’s first phase of retail space is on track to break ground in mid-2026 with approximately 28,000 square feet of multi-tenant space. The leasing team is targeting food and beverage concepts, service uses, beauty and wellness and other concepts that will benefit from a location serving the dynamic trade area.

“The Row is one of the key projects now in the works in Austin, and we’ve already seen great interest from retailers, entertainment concepts and restaurants in this high-profile site that promises to be landmark destination for Austin,” Ruwwe said.

The Row’s mix of uses are designed to incorporate the area’s natural features and terrain, including native trees and grasses, to create a focus on the outdoors through shaded patios, walking and cycling trails, pocket parks and more.

The Row’s four blocks upon completion will incorporate approximately 365,000 square feet of retail and entertainment space. In addition, the developments 314 acres will house a 144-key AC Hotel and 1,000 residential units.

The location for The Row benefits from visibility and accessibility, with more than 150,000 vehicles per day at the site via key thoroughfares Highway 130 and Highway 71. The location is also only eight miles from Downtown Austin and adjacent to Austin Bergstrom International Airport, which attracts approximately 22 million passengers annually.

Additional major traffic generators in the trade area include Austin Community College campus, the Circuit of the Americas (COTA) with attendance of more than 400,000 for the three-day F1 weekend, and Tesla’s headquarters with approximately 23,000 employees.

The location for The Row also means it offers easy access to residents and commuters from growing communities like Lockhart, Bastrop, Cedar Creek and Mustang Ridge in an area that offers no master-planned destination retail like The Row’s.

The Row is one of the largest master-planned projects in the area, and surrounding residential-focused developments include:

RiverPark (East Riverside)

•             109-acre mixed-use site, called "Domain on Riverside"

•             Initially 15 acres delivering 370 multifamily units and approximately 420,000square feet of office and along with an acre of parkland.

Roz (Ross Road Mixed-Income) (Del Valle area)

•             328-unit mixed-income multifamily started in mid2024

Easton Park (Pilot Knob / southeast edge)

•             2,214acre masterplanned community by Brookfield Residential

•             At buildout, Easton Park will incorporate 14,300 residential units and 5.35millionsquare feet of commercial space

The Prado

•             The Prado is a 396-unit residential apartment complex across the highway from The Row.

THE ROW: TRADE AREA OVERVIEW

The trade area for The Row offers growing density and an affluent population with strong daytime population numbers, which represent a greater possibility for retailers and restaurants to see traffic throughout the day.

Within a three-mile radius of The Row, the population totals 20,239 residents in 5,170 households with an average household income of $142,385. The daytime population within the radius totals a strong 18,638.

Within a five-mile radius, the population totals 67,732 residents in 21,637 households with an average household income of $122,948. The daytime population within the radius totals a strong 39,654.

Within a seven-mile radius, the population totals 209,513 residents in 81,131 households with an average household income of $118,700. The daytime population within the radius totals a strong 199,959.

Because of the regional location and destination-type project, we reviewed the 10-mile radius for The Row. Within a 10-mile radius, the population totals 531,968 residents in 229,021 households with an average household income of $ 126,101. The daytime population within the radius totals a strong 671,047.
